The Property Management Coach
Property management is a people business.
Yes …. Systems matter, processes matter, and compliance certainly matters.
But ultimately, great property management comes down to people and making sure they’re given the tools and confidence to do their job well – how they’re led, how they’re trained, and how they communicate make the difference in how they see themselves and how they navigate the challenges of their role.
I’ve spent more than three decades in property management, from the front line through business ownership, consulting, coaching, training and senior operational leadership. I’ve managed portfolios, built and restructured teams and worked through difficult markets, complex legislative changes, growth and staffing challenges, shrinking margins and many situations where the textbook answer was no real answer at all.
That experience has taught me something pretty simple:
The majority of property management “problems” are solvable.
Sometimes you just need someone outside the business who knows where to look, knows the questions to ask and isn’t afraid to challenge the way things have always been done.
I’ve worked in property management long enough to remember when a fax machine was considered cutting-edge technology – we’ve come a long way since then and our role in property management has evolved rapidly, particularly in the last 3 or 4 years.
What I bring today isn’t simply years in the industry. It’s the ability to look at a business, a team or a problem and see what’s really going on underneath it.
To ask the question that perhaps hasn’t been asked. To simplify something that’s become unnecessarily complicated.
And to help people find a practical way forward. No buzzwords. No cookie-cutter solutions.
Just experience, perspective and practical support.
Experience is useful; knowing what to do with it is even more so.
Here's where I can help you...

Good people don’t always need more management. Sometimes they need someone in their corner.

Training Programs
My training programs are built around the situations property managers actually ….
“Kirk would have to have the most acute comprehension on the workings of the residential tenancies act and has an innate ability to assess property management complexities and train and nurture the relationship between clients and the property managers.”

“Kirk Stafford is the 'go-to' guy for anything real estate and specifically Property Management. He has a huge wealth of knowledge and is always on hand and happy to assist with any PM question, no matter how tricky or trivial. I wouldn't hesitate in recommending him to anyone if they need a coach or general business advice.”
Renee WhitehouseYour Property Mentors
“Kirk Stafford is a huge wealth of knowledge and has been my mentor ever since I worked for him in 2002. He has helped me immensely over the years, from giving me my first opportunity in Property Management - teaching me everything I know, to remaining a good friend and business acquaintance over the years. I can always rely on Kirk for sound advice and help with any curveball thrown at me ...and there are plenty in this industry! His skills and ability to think quickly, keep up to date with the latest legislation means he the “go to” person, especially in the current climate”
