Property management has never been short of training, procedures, checklists and people willing to tell you how something should be done.
But some of the hardest parts of the job don’t come with a procedure.
Maybe you’re good at the technical side, but some conversations still make you uncomfortable.
Maybe something has landed on your desk and you’re wondering how the hell you’re supposed to handle it.
Maybe you’ve stepped into leadership and discovered that managing properties and leading people are two very different things.
Or perhaps you’ve been doing this for years. You don’t need someone teaching you the basics — you want someone experienced to challenge your thinking.
Sometimes you need another perspective.
Know what to do when the answer isn't obvious.
Technical knowledge matters.
But knowing the legislation or following the process is only part of the job.
The rest is judgement.
How do you handle the owner who doesn’t want to hear your advice?
When do you push back — and when do you compromise?
How do you have the conversation you’ve been putting off?
How do you make a decision when neither option feels quite right?
And how do you know whether you’ve made the right call when there isn’t an obvious right answer?
That’s where coaching and mentoring can help.
Not by giving you a script for every situation.
By helping you become better at working it out for yourself.
Someone in your corner — who'll also challenge you.
That’s how I see coaching and mentoring.
Bring the real situations you’re dealing with and we’ll talk them through.
Sometimes I’ll share what I’ve learned from my own experience.
Sometimes I’ll ask questions that help you see the situation differently.
Sometimes I’ll challenge the way you’re approaching it.
And occasionally I’ll tell you that you’re making something far more complicated than it needs to be.
That’s part of it too.
The objective isn’t to make you dependent on someone else for the answer.
It’s to help you develop the confidence and judgement to find it yourself.
Being a very good Property Manager doesn't automatically teach you how to lead other Property Managers.
Stepping into leadership?
Suddenly you’re balancing people, performance, personalities, difficult conversations and the expectations of the business — often while still being pulled back into the operational work you were doing before.
And nobody magically adds another eight hours to your week because you’ve got a new title.
Having someone outside the business to talk those situations through with can make a significant difference.
Not because I’ll tell you exactly how I would lead your team.
Because I’ll help you work out how you want to lead it.
Leadership is a capability, not a job title.
And like any capability, it can be developed.
The goal isn’t dependency.
If every time something difficult happens you need to call me for the answer, I haven’t done my job particularly well.
The goal is for the questions to change over time.
For conversations that once made you uncomfortable to become easier.
For decisions you once escalated to become decisions you’re confident making yourself.
For you to trust your judgement — while still being willing to question it.
No scripts.
No formulas.
And definitely no attempt to turn you into a miniature version of me. One of me is quite enough for the property management industry.
Because you won’t always know the answer.
But you can become much better at working it out.
